All properties are fully furnished and equipped for everyday living. Utilities are typically included or handled directly with the landlord depending on the property. We confirm this clearly before any booking is confirmed.

We start with a conversation — usually an hour — to understand your situation, timeline, and what you're looking for in a home. From there we assemble a focused shortlist, arrange viewings, and accompany you. After each viewing we share our honest observations. The fee covers this process through to lease signing and initial settling-in support.

Yes, it can. The retainer is most often used by people who are renting long-term but travel frequently. It's also available as a standalone service if you've arranged your property through another channel.

For short-term rentals, a few weeks ahead is usually enough. For the advisory service — particularly if you have a specific area or type of property in mind — a month or two gives us more room to work carefully. That said, we're always willing to discuss your situation regardless of your timeline.
