Each service follows a consistent approach: we start by listening, we're selective about what we offer, we share our honest observations at every stage, and we stay available throughout. The specifics differ â the working style doesn't.
Properties in our rental portfolio are personally reviewed. Advisory clients receive focused shortlists rather than long catalogues. Caretaker clients receive documented reports, not verbal updates. These practices reflect a simple belief: clear, careful communication is worth more than high volume.
Lamai Coast Rentals
Furnished beachside and hillside properties on Koh Samui's Lamai coast, available for stays between one and twelve weeks. The portfolio spans compact studios for solo travellers or couples through to multi-room villas with private pool access, suited to families or groups.
Each property is reviewed for comfort, natural light, ventilation quality, and proximity to the beach and everyday services. Listings that don't meet our standard â regardless of their visual presentation â don't appear in our portfolio.

Island Home Advisory
A personal advisory service for those considering a six-month or longer rental on Koh Samui. This is a consultative process â not a property listing service. We begin with a conversation about what you need from your home and your time on the island, then build a focused picture of what's actually suitable.
Viewings are accompanied by your advisor, who shares candid observations in real time. Lease negotiation support and settling-in assistance are included in the service fee â there are no additional charges for going beyond the viewing stage.

Caretaker Retainer
A monthly service providing regular check-ins and coordination for your rented property. Especially useful during off-island periods when a reliable, professional presence at the property makes a genuine difference to its condition and your peace of mind.
Communication is straightforward and timely. Each visit produces a written summary and photo record shared directly with you â no interpretation required. Issues that need attention are flagged clearly, with options outlined rather than decisions taken without consultation.

All three services can be used in combination. Many advisory clients also add the caretaker retainer once settled.
How we operate across all services
Client Confidentiality
We don't share client information â including the fact of our working relationship â without explicit agreement. This matters in a small island community.
Transparent Pricing
Our fees are discussed and agreed before any work begins. There are no additional charges for extended engagement or follow-up questions.
Timely Communication
We respond to messages within one working day. For active caretaker clients, we communicate more frequently during issues or after visits.
Single Point of Contact
The same person handles your service throughout. We don't transfer clients between staff members at different stages.
Documented Reporting
Written records and photographs accompany caretaker visits. Advisory recommendations include written notes. Nothing is left to memory or verbal summary.
Ongoing Availability
Questions that arise after a service is complete are welcomed. We don't treat the end of a booking as the end of our relationship with a client.
